Mandarin Oriental Boston: 2008 completion
The $200 million Mandarin -- with a planned mix of 149 hotel rooms, has a projected opening 2008. The hotel is being developed as part of a premier mixed-use complex within the Prudential Center in Boston’s Back Bay.

Westin Boston Waterfront Hotel: June 21, 2006 Opened
The $204 million, Westin Boston Waterfront Hotel, directly attached to the new Boston Convention & Exhibition Center (BCEC) on Summer Street and D Street. . The hotel features 793 guest rooms including two Presidential Suites There will be 32,000 square feet of meeting space including a 15,000 square foot ballroom. A total of 32,000 square feet of meeting space will include the 15,000-square-foot Grand Ballroom and 4,000-square-foot Commonwealth Ballroom. Additional 14 meeting breakout rooms will be able to accommodate groups from five to 150 persons. Parking will be available onsite for 400 cars. The hotel will feature a 125-seat signature restaurant, 80-seat lobby lounge, pool, and health club
Intercontinental Hotel: November 2006 Completion
The $310 million, 424-room Intercontinental Hotel is located at 500 Atlantic Avenue. The hotel and adjacent 130-unit condominium is projecting a November 2006 opening.
The Liberty Hotel: Summer 2007 Completion
Adjacent to the Massachusetts General Hospital opposite Beacon Hill and Charles Street, Carpenter & Company is renovating the 1851 granite Liberty Hotel, formerly known as the Charles Street Jail Hotel, with an adjacent 16-story glass & steel contemporary structure into a $120 million 300-room hotel with meeting rooms, restaurants and a health club. The hotel will be managed by MTM Lodging of Kirkland, Washington. Upon completion expected in the Summer 2007, the hotel will have 300 rooms, including 10 incomparable suites with dramatic river views, The Liberty Hotel, when complete, will comprise 300 guestrooms, including 10 incomparable suites with dramatic river views; three distinctive venues for dining and cocktails; 6,000 sq. ft. of flexible meeting space located within the original, historic structure; and an adjacent, newly-constructed 16-story wing. Among the amenities and services guests will enjoy are four-fixture baths, in-room flat panel HD-LCD televisions, private bars, high speed wireless (WI-FI) and scalable fiber connection access, VOIP telephones operating on a fully converged digital network, 24-hour private dining, health and fitness center, and business services. In addition, an underground parking facility shared with Mass. General Hospital will provide up to 200 spaces for guests. Construction began on May 2005 on the 1.1-acre site at 215 Charles St., at the intersection of Charles and Cambridge streets in the Beacon Hill neighborhood of Boston.
Millennium Bostonian: Mid-2007 Renovation Completion
The Millennium Bostonian is embarking on a major renovation estimated at $12-$14 million that will redesign guest rooms, create a new restaurant location, add 3,000 square feet of meeting space and provide other enhancements. The result will be an elegantly stylish new ambience, facilities and services. Scheduled to begin in December, the project is expected to be completed by mid-2007. Among the highlights of the renovation is a new look to 201 guest rooms. Designed by Jinnie Kim, a much-in-demand designer who has also worked with the Fairmont Copley Plaza, the St. Regis and The Plaza in New York and the Grand Hyatt in Dubai, the rooms will redefine the Bostonian’s conception of Four-Diamond luxury. Features will include the “Millennium Bed” with duvets and 300-thread-count linens, flat screen TV’s, laptop safes and a muted earth tone décor accented by photography and artwork celebrating Boston. All new bathrooms, with tubs set against relief scenes of the city and separate shower stalls plus elegant furnishings and fabrics, stone floor entryways, wood paneling and crown molding are other attractions of the new rooms. The Bostonian’s famous fireplace rooms and balconies will maintain their current elegance but with new, soundproof windows.
Renaissance Boston Waterfront Hotel December 2007
The Renaissance Boston Waterfront Hotel will be located at 606 Congress Street on the South Boston Waterfront. With
471 rooms, including 21 suites. Highlights include: flat panel TVs with connectivity panel for laptops and MP3 players;
wired and wireless Internet access; and individual climate control. All rooms will be appointed with the plush new
Renaissance bedding collection. Non-smoking and ADA-accessible rooms available. Meeting space: 20,736 square feet,
including a 10,734 square-foot ballroom and 4,396 square-foot junior ballroom. There is wireless Internet access in all
meeting rooms and public areas.
Regent Hotel at Battery Wharf Boston: November 2007 completion
The Regent Boston at Battery Wharf Hotel and Residences will be a luxury mixed-use project featuring a 150-room full-service hotel, 103 luxury residential condominiums, an 18,000 square-foot spa, approximately 33,000 square feet of retail space, 376 underground parking spaces, and a marina. The Regent Boston at Battery Wharf Hotel and Residences is situated directly on the waterfront at the intersection of Battery and Commercial Streets, Boston, Massachusetts.

The 164-room Courtyard By Marriott South Bay: Opened May 2, 2005
The 164-room Courtyard by Marriott South Bay, located at 66R Boston Street in South Boston, is opened May 2, 2005. Close to both I 93 and Andrew Station & minutes from the new Convention Center. The hotel also offers indoor pool, complimentary parking, and complimentary shuttle service.
Hotel 140 – 140 Clarendon Street Opened June 1, 2005. Boston's new affordable boutique hotel offers 40 contemporary rooms on the corner of Clarendon and Stuart Streets in the Back Bay. The result of a massive, $50 million renovation of the 1929 Back Bay 14-story Pioneer building, which is the first YWCA in America, Called Hotel 140 (140 Clarendon St.), the hotel features on site business, fitness center, Terra Cotta Café, and the 31-year-old Lyric Stage Theatre & YWCA facilities
4. New Hotels opened 2004
In 2004 five new hotels opened, bringing the number of new hotels to open since 2002 to fourteen.
Extensive hotel renovations have also been conducted with more than fifteen existing hotels investing more than $340.7 million into renovations & restorations since the beginning of 2002.
Langham Hotel – re-flagged former Meridien – 326 rooms January 15, 2004
Once the Federal Reserve Bank this elegant 326-room hotel in Boston’s Financial District is now a Langham Hotel.
The 81-room Courtyard by Marriott Copley Square opened on May 1, 2004
This unique 10-floor Victorian property, located at 88 Exeter St, between Huntington Avenue and Boylston Street, features its original stone exterior, houses 81 rooms with suites, queen, double, and king guestrooms. The hotel features complimentary high speed internet access, wireless connection in the business library, full service breakfast each morning and "The Market" which supplies fresh sandwiches, salads and snacks 24 hours. Next door is the Boston Public Library, and 100-shop Copley Place is a one-minute walk away.
The 112-room Onyx Hotel, 155 Portland Street opened on May 17, 2004
The second Kimpton Hotel to open in the Boston area, the Onyx is located on Portland Street in the Bulfinch Triangle district in downtown Boston. A boutique hotel, one block from the FleetCenter, and two blocks from Faneuil Hall Marketplace and the famous Italian North End district, the hotel offers an evening wine reception in the lobby living room. The hotel features complimentary wireless high-speed Internet access throughout the hotel, and the adjacent Ruby Room, complimentary use of on-site exercise room, which includes treadmills, elliptical trainers, recumbent bikes, TV, water cooler, towels, overnight shoeshine and valet/laundry, a magazine library and 24 hour room service provided by the Ruby Room.
The 175-room Hampton Inn & Suites Boston Crosstown Center opened on June 18, 2004
Boston's newest Hampton Inn & Suites is located at Boston Crosstown Center, at Massachusetts Avenue and Cass Boulevard. The 175-room property, which is located across from Boston Medical Center, was developed and is owned by a partnership led by local Kirk Sykes and Tom Welch and Corcoran Jennison Co. The hotel features a 650-space parking garage, and a lobby café featuring the complimentary breakfast buffet. Fifty-six studio suites have microwave ovens, in-room refrigerators, wet bars, wireless high-speed internet, in-room movies-on-command, and free local calling. Amenities include a rooftop pool and fitness center. Soon to follow -Phase II a 282,000 square foot office building, 33,000 square feet of retail, and an additional parking garage for 600 cars.
The 220-room Jurys Boston Hotel opened on June 25, 2004
The hotel is located in a 1920's architectural landmark, the former Boston Police Headquarters. The $60 million historic preservation project reflects the original building, yet has been detailed with a new look to correspond with its new life as a luxury hotel. The hotel features three restaurants: Cuffs, an Irish bar; Stanhope Grill, full service restaurant, and Il Barista: featuring freshly baked pastries and muffins.
The 80-room Bulfinch Hotel, a Clarion property opened on September 5, 2004
The 80-room & suite, nine-story Bulfinch Hotel, a Clarion property, located at 119 Merrimac Street in the Bulfinch Triangle District, between the Fleet Center, Government Center, and Faneuil Hall Marketplace. The hotel features the Black Angus Steakhouse, a 24-hour fitness center, & complimentary Internet access. In addition to the select room service menu provided by the Angus Beef Steakhouse, the hotel provides a 24-hour fitness facility with the latest in cardiovascular equipment.

7. Hotel Renovations to be completed in 2007
The Boston Harbor Hotel – 2007 The Boston Harbor Hotel is currently renovating all 230 guest rooms and the largest function space, the Wharf Room. To enhance it’s distinctly Boston, elegant style; the hotel also will renovate the lobby area, Intrigue Café, the Rowes Wharf Bar and the gift shop.
Hyatt Regency Cambridge Ballroom – January 2007 Get a new perspective on Boston and Cambridge with an event at the new sixteenth-floor Charles View Ballroom at the Hyatt Regency Cambridge. The spectacular new function space features floor-to-ceiling window and a panoramic 360-degree view of the city skyline and Charles River. The 2,900-square-foot space is ideal for business and social events, such as corporate dinners, fundraisers, weddings, bar & bat mitzvahs, university events and private receptions. New Executive Chef Robert Daugherty designs personalized menus utilizing local seasonal ingredients with influences in regional and ethnic styling. Charles View Ballroom can accommodate up to 400 guests for a cocktail reception, up to 200 for dinner and between 200-350 for meetings.
The Hyatt Harborside – March 2007 The ‘hidden gem’ at Logan International Airport, has just completed a $6 million renovation of guestrooms, dining and event space. Not your typical airport property, Hyatt Harborside offers this remarkable combination – convenience of it’s location on airport grounds with a resort-style atmosphere. Now even more desirable are it’s modern guestrooms, new Skyline Ballroom and Harborside Grill and Patio.
Millennium Bostonian hotel announces $14 Million Renovation.

The Millennium Bostonian is embarking on a major renovation estimated at $12-$14 million that will redesign guest rooms, create a new restaurant location, add 3,000 square feet of meeting space and provide other enhancements. Scheduled to begin in December, the project is expected to be completed by mid-2007.Among the highlights of the renovation is a new look to 201 guest rooms. The Bostonian’s new look begins with a renovated front circular entrance and the lobby, which will feature stone floors and polished wood surfaces, two fireplaces – one traditional and one gas. Preliminary plans also call for a mini-waterfall to grace the lobby. A new restaurant and bar will also be located on the ground floor.
The space currently occupied by Seasons Restaurant will become a 3,000-square foot functional space designed to significantly enhance the hotel’s appeal for meetings, social groups, weddings, receptions and special events. Executive chef Brian Poe will supervise the cuisine and services for the new restaurant and meeting space, assuring that groups will enjoy the highest level of catering for their events. Other enhancements include wi-fi availability in public spaces, upgraded Internet connections and phone lines throughout the hotel and a new property management system to better understand and serve the hotel’s frequent guests. The Millennium Bostonian also will be fully smoke-free once the renovations are completed. Complementing the changes at the Bostonian are new attractions in Faneuil Hall and Quincy Market. A new Hard Rock Café will open just across the street from the hotel and the Rose Kennedy Greenway, situated between the hotel and Boston’s North End, offering open space with gardens, will soon be completed

9. Hotel Renovations completed in 2005
Boston Park Plaza Hotel & Towers- July 11, 2005 The Boston Park Plaza Hotel & Towers, completed a two-year, $20 million guest room renovation. The Hotel’s 950 guest rooms have been updated with new technology and the comforts of modern-life while preserving the historic integrity of the hotel. Much of the renovation was accomplished by adding amenities and design features to the guestrooms to make them more comfortable for today’s business traveler. The rooms have also been brought into the 21st century with the addition of high-speed Internet access and On Demand cable from KoolConnect in every room and flat screen televisions in most guest rooms. Brand-new elevator cabs have also been installed throughout the Hotel. The elevators will be upgraded this summer with the addition of a unique key card access feature. The feature will require guests to scan their room key in order to gain access to their guest room floor. The Boston Park Plaza Hotel & Towers is one of the first hotels in the country to install this feature. Rooms on the tower level (15th floor) include all-marble bathrooms and access to a central Towers Lounge. The Towers Lounge features complimentary continental deluxe breakfast, afternoon cocktails and hors d’oeuvres, as well as an on-site Towers concierge seven days a week.
Burlington Summerfield Suites by Wyndham — The Burlington Summerfield Suites by Wyndham are undertaking construction and remodeling to provide guests with new business amenities, including remodeled meeting rooms and improved conference suites. The renovation features a new business center and an expanded fitness center with nine state-of-the-art exercise machines. Updates to the suites include new sofa sleeper, living room chair, carpet, drapes, wood floor in kitchen and new desk chairs. The remodeled meeting rooms now have new wallpaper and carpet. The renovation also features a business center with semi-private workstations with printers and free, high-speed Internet access.
Hyatt Regency Boston- March 31, 2005 The former Swissotel, re-flagged as Hyatt Regency Boston in July 2003, is another "rung" in the development of the "Ladder District." Located in the Downtown Crossing area of Boston, in the last twenty-four months, the Ladder District has welcomed several dynamic, upscale restaurants and recreation facilities, as well the newly restored landmark Opera House. All guestrooms and corridors of this four- star, four-diamond hotel will be renovated. Earlier this year, the hotel's public & meeting space was redone, along with the addition of the Nantucket Room, 1,900 square feet that can accommodate 200 people.
Holiday Inn Mansfield – December 31, 2005 The Holiday Inn Mansfield has begun a $1,375,000 major renovation project that will substantially improve almost every area of the hotel’s interior, including 102 guestrooms, ballroom and meeting space, indoor pool area, the Health Club locker rooms, and public bathrooms. The remodeling will upgrade furniture, fixtures, lighting, granite vanities, box springs and mattresses, and bed covers. New amenities include French doors, granite counter tops with cabinetry for the meeting space, suites with hot tubs, and plasma televisions. Our extended stay suites are equipped with a full size refrigerator, microwave, sink, and a grocery shopping service for the long term guests. The renovation is scheduled to be complete by December 31, 2005. The property will remain open during the renovation process.
10. Hotel Renovations completed in 2004
Four Seasons Hotel— In June 2004 Four Seasons Hotel Boston completed a multi-million dollar renovation and expansion including the 3,000 sq. ft. Presidential Suite, five new elegantly appointed meeting rooms totaling 4,500 sq. ft., lounge, and restaurants (Bristol Lounge & Aujourd 'hui Restaurant).
Fairmont Copley Plaza—Completed in April 2004 the 383-room Fairmont Copley Plaza underwent a $34 million guestroom renovation that resulted in an elegant and residential feeling to each of the hotel's guestrooms and suites. The project included the addition of a Fairmont Gold floor, a special hotel within a hotel concierge level experience. The Gold Floor features a separate check in and registration area, dedicated concierge, an elegant living room with working gas fireplace and library, as well as a dining room and butler’s pantry.
The Back Bay Hilton –has created a new 3,000-sq. ft Fenway Ballroom in the hotel lower level. Completed January 2004.
Hyatt Regency Cambridge-Hyatt Regency Cambridge completed renovation of the hotel's luxury suites, complete with new carpets, bedspreads, linens, and high speed internet access January 2004. The suites offer the city's finest views of the Boston/Cambridge skyline, overlooking the Charles River.Hyatt Regency Cambridge is currently updating its legendary Spinnaker restaurant, the only revolving restaurant in the city. With stunning views of the skyline, Spinnaker offers dinner and dancing every weekend. Due to reopen with a fresh face in March 2004, Spinnaker's new executive chef, Tim Healy, will be offering an updated menu of contemporary cuisine, including small plates, as well as an award-winning Sunday Brunch.
The Hotel @MIT- In February 2004, Hotel @ MIT completed a $2mil repositioning of its guest rooms. Located in Cambridge's Central Square Neighborhood near the Museum of Science and other popular destinations, Hotel @ MIT offers cutting edge technology and sleek comfort. The hotel has 210 well appointed new guestrooms, including 13 suites. Complimentary T-1 wireless internet access is offered in public spaces and guestrooms.
11. Hotel Renovations completed in 2003
The Omni Parker House- Located on the Freedom Trail in Boston’s downtown financial district, this legendary hotel has hosted world luminaries since 1856. With a recent $70 million restoration, this luxurious hotel is the perfect blend of historic charm and modern day conveniences.
The Lenox completed an extensive $9 million exterior renovation project that included brick replacement and new, insulated double pane windows. The renovations also included four new food and retail attractions: City Bar, Solas, Azure and the Lindt Store.
Marriott Copley Place—$21 million of renovations were completed in 2003.
Charles Hotel- The Charles Hotel completed a total renovation of their landmark Regattabar Jazz club.
Westin Copley Place—$30 million renovation completed, including Turner Fisheries.
Sheraton Boston Hotel - The recent completion of a $110 million full-scale renovation – from the exterior porte de cochere to the meeting rooms and all public spaces.
The Royal Sonesta Hotel Boston completed a $1 million lobby and Sonesta Club renovation that has changed the spirit of its design to a classic modern style. Innovative new lighting and classic modern furniture, including pieces by Le Corbusier, Mies v.d. Rohe and Isamu Noguchi, will grace the first floor. The entire renovation of the first two floors cost just over $1 million. Throughout the main lobby there are over 200 linear feet of new lighting installed in the curvilinear cove of the ceiling and behind the front desk that will have a virtually infinite range of color and pattern. The Royal Sonesta Hotel Boston has completed a $50,000 renovation to the Sonesta Club. The health club renovation, including resurfacing the chlorine-free* pool, and extensive upgrades to the locker rooms, reception area and fitness room, opened on January 21, 2003.
The Battle Green Inn & Suites, Historic Lexington Center completed $ ˝ million in renovations of the rooms and suites April 2003. The hotel was also renamed.
Best Western Hotel Tria— A $4.0 million renovation including guestrooms, public space, and exterior. A 69-room boutique hotel has been renamed: Best Western Hotel Tria, formerly the Best Western Homestead Inn.
12. Hotel Renovations completed in 2002
The Cambridge Marriott completed a $1.2 million dollar renovation resulting in a new Grand Ballroom and Lobby.
The 400-room Boston Marriott Long Wharf completed a $11.5 million dollar renovation. Oceana, the hotel’s harborside restaurant, the Grand Ballroom and each of the hotel’s 402 guest rooms were upgraded.
Ritz-Carlton Boston— The Ritz-Carlton Boston Hotel completed $45 million rejuvenation and re-opened on October 2002.
Charles Hotel- The Charles Hotel completed a $1million comprehensive renovation of all 300 guest rooms and suites, public spaces, and meeting areas.
